Waterproofing a Livonia block-wall basement
Updated October 19, 2026 · referral service, not a contractor
The Livonia ranch has a concrete-block foundation, a floor poured over clay tile, and a sump (or a floor drain doing the sump's job). After 60 years the tile has silted or collapsed and the block has weep points along its bottom course. Interior drain tile with weep holes and a new sump is the standard fix; exterior work is for walls that are failing, not just leaking.
Interior system, step by step
- Saw-cut and remove a strip of floor along the wall.
- Drill weep holes in the bottom course of block so water in the hollow cores drains out.
- Lay perforated pipe in washed stone beside the footing, pitched to the sump.
- Install a dimpled membrane on the lower wall so seepage runs into the channel, not onto the floor.
- Set a new sump basin, pump and check valve; pour the floor back.
Two to four days for a full perimeter, less for one or two walls. On Livonia's slab-on-clay sections (Coventry Gardens, the 6 Mile corridor) full perimeter is usually right, because the water table is the cause. On the sandy northwest side a partial system along the uphill wall sometimes does it.
Exterior membrane and footing drains
Excavate to the footing, clean and seal the block, apply a rubberized membrane and drainage board, lay a new footing drain to a sump or daylight. Chosen when water enters high on the wall, when the wall is bowing, or when a finished basement makes interior work impractical. Livonia's typical 60-by-120 lots leave room to dig on the sides, but 1950s plantings and concrete patios come out.
The cheap fixes first
Downspouts dumping at the foundation, grade settled toward the house over six decades, a patio or driveway pitched inward, a window well without a drain. A good contractor rules these out before quoting a system. Livonia's sandy sections in particular are often fixed with an extension and a few yards of topsoil.
Older sections and the sewer
In parts of Livonia built before the 1960s, footing drains and floor drains may connect to the sanitary sewer. In a big storm that connection runs backward. A backwater valve and rerouting the footing drains to a sump that pumps outside are the fixes; mention floor-drain backups in your request.
At the estimate
Expect a walk outside and in, moisture readings or a look behind paneling, and a written estimate with linear feet, pump model, warranty and who pulls the Livonia plumbing permit (the Inspection Department, (734) 466-2580, via BS&A Online).
